RESIDENTIAL HIGHLIGHTS

  • New listings (3,698) decreased 4.8% from the 3,885 listed in August 2020, and decreased 13.3% from the 4,267 listed in July 2021.
  • Pending sales (3,535) decreased 4.4% from the 3,697 offers accepted in August 2020, and increased 5.4% from the 3,354 offers accepted in July 2021.
  • Closed sales (3,219) increased 2.2% from the 3,149 closings in August 2020, and decreased 6.4% from the 3,439 closings in July 2021.

AVERAGE & MEDIAN SALE PRICES

Comparing 2021 to 2020 through August, the average sale price has increased 18.5% from $481,000 to $570,100. In the same comparison, the median sale price has increased 17.4% from $430,000 to $505,000.

  • New listings (1,087) increased 1.3% from the 1,073 listed in August 2020, and decreased 10.4% from the 1,213 listed in July 2021.
  • Pending sales (1,008) decreased 7.9% from the 1,095 offers accepted in August 2020, and increased 4.0% from the 969 offers accepted in July 2021.
  • Closed sales (926) increased 12.8% from the 821 closings in August 2020, and decreased 6.7% from the 993 closings in July 2021.

AVERAGE & MEDIAN SALE PRICES

Comparing 2021 to 2020 through August, the average sale price has increased 18.2% from $435,200 to $514,200. In the same comparison, the median sale price has increased 14.9% from $397,100 to $456,100.

  • Closed sales (161) decreased 11.0% from the 181 closings in August 2020, and decreased 5.8% from the 171 closings in July 2021.

AVERAGE & MEDIAN SALE PRICES

Comparing 2021 to 2020 through August, the average sale price has increased 21.8% from $255,800 to $311,500. In the same comparison, the median sale price has increased 20.9% from $235,000 to $284,000.

Comparing 2021 to 2020 through August, the average sale price has increased 30.4% from $394,700 to $514,700. In the same comparison, the median sale price has increased 25.9% from $349,500 to $440,000.
