Mortgage Broker Red Flags

  1. If they suggest illegal things, for example: creating two addenda, both of which are accepted, but only one is going to be sent to underwriter. Note that creating two and letting the other side choose is fine.
  2. In general, do you have to send all repaid addenda to the lender, agreed upon or not?
  3. Can be very hard to tell good lenders, so getting testimonials is best.
  4. Since one of their biggest jobs is keeping track of things, be wary of someone who seems scattered, forgets things, or asks for the same things over and over.

  1. Can my client make multiple offers?
  2. Can my buyer client make an offer to buy personal property from the seller, but condition it on the sale closing?
  3. Can my buyer client make an offer to buy real property contingent on being able to buy some personal property?
  4. We can wait until the end of the Inspection Period to order the appraisal, right? That’s what the Sale Agreement says…
  5. What happens if the buyer and their lender scheduled their appointment to formally apply for a loan after the contractually agreed upon deadlines?
